HOW MAY I HELP YOU?



Most homebuyers and sellers utilized the internet on simplest purchase even on home buying and selling process. Tons of information out there and sometimes you think there is no need for professionals to help you. One of my pet peeves is when someone thinks a real estate professional’s job is to find a home for you and go to closing. Then get that hefty commission at closing. Another one is when builders tell clients that they get more price reduction if there is no real estate professionals involve.
The job is not as simple as that. There’s a lot more behind the scenes before you go to the settlement table. Like when you are watching a movie and what you see is how good or bad the movie is. You do not realize that a specific scene may take hours or days of hard work by the staff.   As a home-buyer and seller you have to make sure you are well protected in your most precious and important purchase in your life. The job is a team work among brokers, real estate agents, loan officers, underwriters, title companies, appraisers, home inspectors, termite inspectors, home owners management and sometimes radon inspectors, lead based paint inspectors and even home warranty company. All of them work as a team for a smooth transaction and it goes into closing table. Each one of them has a difficult task and coordinates with each other to make sure you get your dream home at the end. Nothing is more rewarding to these people at that point but to see the sellers and buyers end up with a smooth transaction. You can’t blame some sellers and buyers especially our kababayans to ask for any discount as it is part of our culture. I always tell them, the service and the peace of mind I will provide you are priceless. I want to work with you not thinking about the discount but what is the best for you and what I can get from another side of the table to make you more happy and satisfied. It’s like food; I’d rather pay more knowing the food is clean and delicious. You have to focus on the quality of service and not how much you can get from a portion of the commission. Your best interest is on top of my priority and nothing else.
Here is what a real estate agent can do for you:
Be your adviser, advocate and friend during the entire home buying and selling process; even after that trust me.
Determine what are your needs and wants, the budget, your goals and motivations. Both of you should be honest at each other to avoid surprises during the process.
Educate you on current market conditions and provide realistic figures based on your pre-qualifications or approvals from the loan.
Provide you with listings of homes based on your criteria as to location, size, sales price, number of rooms, bathrooms etc.
Discuss pros and cons and make suggestions if possible to meet your needs and find the perfect home for you.
Facilitate paper works to submit an offer and handle all the negotiations as to reduce price, closing costs, ask for home warranties etc.
Connect you with trusted providers as to home inspection, appraisers, termite and lead based professionals, home warranty, title company to name a few.
Facilitate repairs if needed or any treatment necessary prior to getting fully approved on the loan.
Coordinate with the agent, loan officer, Title Company, homeowners or condo management and other contractors involve on scheduling and to make sure all issues have been addressed and resolved before closing.
Conduct Final Walk Through before closing to ensure no other items left behind.
Review the closing disclosures with you and your loan officer that all figures are correct based on what you have expected.
Mind you, these are just the basics; I do a lot more than this based on what is needed for a smooth transaction. It’s like making a movie that I have to direct everyone based on their jobs and coordinate everything to meet the premier night.
